Subcontractor lien waivers

What it's for
Lien waivers keeps planned subcontractor progress payments and their waiver paperwork together. A payment stays Blocked until a received, signed unconditional waiver covers its full amount and through-date. Only a waiver for that payment that is not voided and has its signed document on file counts; the waiver's through-date must be on or after the payment's through-date and its amount at least the payment amount.
A conditional, unsigned, voided, expired or insufficient waiver does not clear the payment. Ready to release describes the paperwork clearance; this screen does not send money.
Tabs
Open Lien waivers from the Subcontractors tabs. The other tabs open the subcontractor book and Vendor portal.
Panels and controls
In the worklist:
- Plan payment records the subcontractor, job, payment reference, amount and through-date. The payment starts blocked.
- Show all payments includes payments whose paperwork is ready. Show blocked only returns to the payments awaiting a valid waiver.
- Manage waivers opens a payment's requests and document history. Its payment-gate reason explains what is missing.
- Record request records the waiver kind, amount ceiling and through-date. It records your request; it does not send a message to the subcontractor.
- Record receipt uploads the signed document against that request. Open its filename to download it later.
- Void waiver requires a reason and keeps the request and signed document in the history. If it was the only qualifying waiver, the payment becomes blocked again.
What it accepts
The payment and waiver forms require positive amounts and valid dates. A payment reference must be unique within your company and no longer than 120 characters. A waiver belongs to one payment; smaller waivers are not added together to cover its amount.
Signed documents can be PDF, JPEG or PNG, up to 10 MB. A request is marked received only after the upload is verified. A void reason is required and may contain up to 500 characters.
How to configure it
There is no separate waiver-policy setting. The worklist applies the same unconditional-waiver, amount and date requirements to each planned payment. There is no separate check against the current day.
Who can see it
The screen requires access to the Subcontractors area and permission to view costs. Owners and office managers normally have access; custom permissions can restrict it. Payments, waiver changes and signed-document downloads stay within your company and the branches you can access.
See Roles & permissions for the role matrix.
